What this job involves:

As a Maintenance Attendant within Building Operations, Engineering Services at JLL, you'll be an essential part of the team ensuring optimal facility performance and a well-maintained environment for our clients. This hands-on role combines technical skill with practical problem-solving to address the daily maintenance needs that keep commercial properties running smoothly and looking their best. Working under the direction of the Chief Engineer, Assistant Chief Engineer, or Operating Engineer, you'll perform a wide range of maintenance tasks including plumbing repairs, general upkeep, painting, cleaning mechanical spaces, and minor repairs to building systems and fixtures. You'll be responsible for responding to maintenance requests promptly, using your versatility and handyman skills to resolve issues efficiently while maintaining high standards of workmanship. What your day-to-day will look like:

  • Perform repairs and maintenance on restroom facilities including fixing soap dispensers, clearing drains using plungers or handheld augers, and addressing other plumbing-related issues to ensure functional, clean facilities
  • Conduct general labor tasks such as carrying, stacking, and sorting materials used in and around the jobsite, as well as debris removal to maintain organized and safe work areas
  • Travel using employer-supplied vehicle to pick up parts, supplies, and materials needed to complete maintenance tasks efficiently and minimize downtime
  • Repair and maintain building components including registers, radiators, door hardware, furniture, floors, floor maintenance equipment, and venetian blinds to preserve property appearance and functionality
  • Perform maintenance painting in equipment rooms, cooling towers, and other building facilities including touch-up work to maintain professional aesthetics throughout the property
  • Clean and maintain mechanical spaces, perimeter induction units, and jobsites using various equipment such as vacuums, mops, brooms, floor scrubbers, waxers, steam cleaners, and high-pressure spray cleaners
  • Complete miscellaneous handyman work requiring limited use of hand tools and hang framed objects using cordless drill/drivers to address tenant requests and building needs
  • Clean and paint non-operating mechanical equipment that has been properly shut down, locked out, and tagged by a Journeyman Engineer in strict accordance with safety lockout procedures
  • Respond to after-hours and emergency maintenance requests on weekends and during off-hours as needed to support continuous building operations in a 24/7 environment

Required qualifications:

  • High school diploma or GED equivalent demonstrating foundational educational competency
  • Valid California Driver's License with clean driving record to operate employer-supplied vehicles for parts pickup and supply runs
  • Ability to read and write effectively in English and perform basic mathematics necessary for measurements, material calculations, and work order documentation
  • Physical capability to lift and/or move up to 50 lbs regularly as part of daily maintenance tasks and material handling responsibilities
  • Ability to stand, walk, squat, kneel, and remain on feet for extended periods while performing maintenance duties throughout the facility
  • Capability to climb stairs and ladders safely to access mechanical spaces, rooftop equipment, and elevated work areas as maintenance needs require
  • Flexibility to work variable shifts including evenings, weekends, and on-call rotation to provide support during emergency conditions in a 24/7 operational environment
  • Demonstrated reliability, strong work ethic, and commitment to completing assigned tasks with attention to detail and quality workmanship

Preferred qualifications:

  • Previous experience in building maintenance, facilities operations, or handyman services in commercial properties demonstrating practical skills and knowledge
  • Familiarity with basic hand tools, power tools, and maintenance equipment used in general facility upkeep and minor repair work
  • Basic knowledge of plumbing systems, HVAC components, and building mechanical systems to support effective troubleshooting and repairs
  • Experience working in Class A commercial office buildings or multi-tenant properties with understanding of client service expectations and professionalism
  • Strong customer service orientation with ability to interact professionally with building tenants, vendors, and team members at all organizational levels
  • OSHA 10-hour safety certification or willingness to obtain certification demonstrating commitment to workplace safety and regulatory compliance

Estimated compensation for this position:

25.00 - 25.19 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
