Position Title:Manager of Construction Loan Servicing

Business Unit:Mortgage Administration

Reports to:Manager of Residential Mortgage Servicing

Position Overview:

The incumbent is primarily responsible for the oversight and efficient management of the builder approval/draw schedule process, the inspection/draw administration processes and servicing processes relative to portfolio and held for sale closed construction or renovation loans. This individual is responsible for training, coaching, strategic planning and reporting. They are to ensure KPI/KRI's are reviewed and meet the levels set by the executive team. The incumbent is responsible for ensuring policies and procedures are updated yearly and are to drive change and efficiency lifts.

Primary Responsibilities:

Manages the entire process from builder approval to loan conversion. Ensuring construction projects are completed and converted timely. Manages the construction platform vendor, establishing controls for minimizing risks while increasing customer satisfaction ratings. Manages the held for sale pipeline ensuring adherence to requalification procedures.

Minimizes risk by reviewing aged loans and salable loans to ensure salability. Identifies upcoming trends, changes in local/state construction codes and ensures builders are compliant. Assists in creation and modification of construction programs and products. Provides senior leaders of trends in the industry that may affect or change risk tolerances that are in place.

Ensures and maintains a construction to permanent lending administrative process including review of documentation, review of site inspection reports, draw administration and loan balancing. Identifies and implements methods to improve functional and departmental efficiencies that reduce risks, improve quality of service and/or accommodate additional growth.

Manages and monitors construction draw requests vs. actual disbursement amounts to ensure satisfactory ratings on all SOX Control audits. Reviews and signs off on Year End Tax Processing (1099's). Balances and reconciles owned general ledger (GL) and direct deposit accounts (DDA) monthly. Responsible for spearheading all audit/compliance responses.

Provides training/certification, support and ongoing development for construction team as well as current and future sales staff. Consistently collaborates with the executive sales and secondary leaders. Ensures that training aligns with procedures and guidelines as published and updated and ensures all are properly submitted through the change management process.

Responsible for ensuring proper staffing levels; conducts interviews; onboarding and continued training and coaching. Responsible for all other human resource functions to include annual performance and merit reviews.

Performs other related duties and projects as assigned.
