| Position Summary |
This position will provide high-level oversight of approximately 150
FMD maintenance, construction, and renovation projects. Additionally, the Senior Project Manager is expected to retain direct responsibility for select highly complex projects to model best practices, provide real-time coaching, and effectively mentor Project Managers and Assistant Project Managers through hands-on leadership. This position will supervise a team of 5 project managers and will perform pre-construction coordination. This position will also review, track, and report on project schedules. This position requires staying abreast of the team's project status and keeping the supervisor informed of project status, schedule, and budget. This position will be out in the field as required for monitoring construction progress and making recommendations to the project managers. This position will be responsible for cost and quality control reviews on contracts and overall project execution. This position will provide oversight to the project manager's work, including but not limited to assisting, reviewing, and meeting with them. This position will attend and host meetings related to safety and serve as a member on other interdepartmental committees. The Senior Project Manager reports to the Director of Maintenance Project Management. |
| Knowledge, Skills, Abilities and/or Competencies |
- Thorough knowledge and understanding of construction projects from inception through completion.
- Knowledge of current construction methods, the Americans with Disabilities Act, building and life safety codes, and how they are applied to each project.
- Experienced in pre-construction services, construction, materials testing, and commissioning of renovation and new construction projects within established budgets and timeframes.
- Ability to review/interpret construction documents, submittals, and code-related issues.
Knowledge of industry safety and security precautions appropriate to work performed. - Knowledge of software used in the construction industry, such as Bluebeam, eBuilder, Procore, and PlanGrid.
- Skilled in the use of Microsoft Word and Excel.
- Excellent communication skills, both written and verbal.
- Ability to use professional discretion and confidentiality.
- Ability to lead, manage, and supervise staff as well as delegate.
- Able to handle multiple tasks simultaneously.
- Exceptional customer service skills.

- Regular and frequent visits to project sites, subject to outside conditions and uneven terrain, as well as potentially having to sit in front of a computer for extended periods of time.

- Provide high-level oversight on approximately 150 FMD maintenance, construction, and renovation projects.
- Review contract documents to be familiar with the projects and their details.
- Communicate potential campus impacts with the director to develop methods to minimize disruptions to campus operations.
- Perform design and construction quality control reviews.
- Supervise a team of five PMs.
- Provide oversight for the PMs, including timely response to questions, onsite meetings to review/resolve issues, and assist with contractor/stakeholder interface as appropriate.
- Provide oversight for each project to ensure adequate resources are available to accommodate the project schedule.
- Provide support for utility infrastructure upgrades. Advise PMs on what inspections will be required on individual projects.
- Assist in reviewing pay requests and change orders as needed by the FMD project managers.
- Attend all Pre-Construction Meetings for team projects, in addition to Owner/Architect/Contractor (OAC) meetings and/or pre-installation meetings as required and/or as requested by the PMs.
- Facilitate FMD stakeholder site visits/inspections of projects at least twice during construction.
- Keep the FMD Director of Maintenance Project Management apprised of all pertinent information and provide timely notifications of any threats to project schedule or budget.
- Develop and/or maintain a project management handbook to document project Sop's for departmental use.

- Perform pre-construction scope development and pricing reviews.
- Review Component Change Orders and GMP to evaluate awards to contractors and subcontractors.
- Evaluate and assess the accuracy of pricing proposals so they are deemed fair and reasonable.
- Review and track project schedules provided by the contractors.
- Verify compliance with project needs and contract documents.
- Perform project design standards compliance and constructability reviews leveraging Bluebeam Revu.
- Perform site logistics review and assist Project Managers (PM) with campus coordination as needed.
- Assist in the creation of accurate and useful cost histories and unit cost analyses to be used for pre-construction and budget pricing for future projects.

- Host a recurring meeting with UGA's Environmental Safety Division's Fire & Life Safety Inspectors to review process improvement opportunities and discuss project-specific issues.
- Chair the Lessons Learned committee and perform all duties associated with this effort to garner participation in the creation, documentation, and presentation of lessons learned.
- Review projects in AiM software to verify all project data and PM inputs are up to date.
