The Opportunity:

Facilities and Business Operations is seeking to hire a Zone Manager, Floor Care & Projects. This role is responsible for coordinating and overseeing floorcare operations and custodial project activities across assigned campus buildings. This position ensures that all services, staff, and processes align with university, state, and industry standards. Serving as the primary customer contact for service quality, communication, and project coordination, the Zone Manager plays a key role in maintaining a safe, clean, and welcoming campus environment. The ideal candidate is highly skilled in floorcare techniques, equipment, and materials; experienced in leading teams and managing projects; and committed to delivering highquality, compliant, and customerfocused service.

Responsibilities:

Operations & Supervision


  • Oversee all floorcare services and custodial project activities within the assigned zone.

  • Supervise custodial, project, and lead staff, including staffing, scheduling, training, performance management, and corrective actions in accordance with departmental SOPs and guidelines.

  • Maintain internal controls to support efficient operations, asset protection, compliance requirements, and accurate financial tracking.

  • Conduct regular floor inspections and develop comprehensive maintenance plans for all flooring types.


Work Management & Planning


  • Review and manage zone work orders in the Integrated Work Management System (IWMS), ensuring accurate entry of work status, costs, dates, and corrective actions.

  • Develop coordinated schedules involving staff, trades, contractors, vendors, inspectors, and other stakeholders.

  • Align work with teamcleaning frameworks and ensure the completion of preventive maintenance, including annual inventories of all floorcare equipment.

  • Evaluate work schedules, forecast manpower needs, and prioritize backlog to ensure efficient work assignment and timely completion.

  • Generate weekly and monthly reports on planned and inprogress work, including resource allocation and schedule performance.

  • Document schedule variances and adjust project timelines to meet quality, safety, and maintenance standards.


Quality Assurance & Compliance


  • Review work packages-electronic or hard copy-for completeness and accuracy, ensuring specifications, manuals, and drawings meet university standards and regulatory requirements.

  • Inspect zone and contractor work to ensure scope fulfillment, workmanship quality, and process compliance.

  • Complete work order closure in accordance with workmanagement processes, validating accuracy of all data, including labor, materials, dates, images, invoices, and corrective actions.

  • Ensure all activities comply with organizational policies, safety standards, codes, and regulations.


Customer Service & Communication


  • Serve as liaison between customers and service providers, facilitating timely resolution of requests and concerns.

  • Conduct customer workreview meetings using planning documentation and progress reports.

  • Assess zone impacts to balance customer needs while meeting service standards.

  • Schedule periodic customer reviews to assess service quality and performance.

  • Maintain clear, consistent, and transparent communication with campus stakeholders and collaborate with other departments to coordinate services around operational schedules.


Safety, Training & Employee Development.


  • Maintain a safe and healthy work environment in compliance with legal codes, regulations, and university standards.

  • Provide coaching and training on job duties, SOPs, and customer service expectations.

  • Ensure accurate documentation of employee performance, coaching, and compliance.

  • Ensure urgent and lifesafety work orders receive expedited response.

  • Perform quality checks to confirm that delivered services meet established standards and the university's process guide.


Minimum Qualifications:

High School Diploma or Equivalent and 4+ years of relevant experience or an equivalent combination of education and experience pursuant to Fla. Stat. 112.219(6).

Preferred Qualifications:


  • 5+ years of custodial management or floor-care leadership experience in a university, educational, healthcare, or large-scale commercial environment.

  • Advanced knowledge of floorcare techniques, equipment, materials, and maintenance practices for a wide range of flooring types (e.g., terrazzo, VCT, carpet, hardwood, rubber, tile).

  • Experience managing custodial or facilities staff including training, performance evaluation, and corrective action within an SOPdriven environment.

  • Strong projectplanning and scheduling skills, including the ability to forecast manpower requirements, prioritize backlogs, and coordinate multiple stakeholders.

  • Excellent communication and customerservice skills, with experience serving as liaison between internal customers, contractors, and service providers.

  • Knowledge of OSHA regulations, safety practices, and applicable codes related to custodial operations and floorcare activities.

  • Certifications in custodial management or floorcare operations, such as ISSA, IICRC, or similar industry credentials.


Special Instructions to the Applicants:

The anticipated salary range for this position is $56,030 to $74,940. The final salary will be determined based on the candidate's qualifications, experience, and internal equity considerations.

Position requires a valid Class E driver's license. This position may involve driving to various locations on and off campus to conduct University business.
