The Residential Property Manager oversees building operations, financial performance, governance support, and resident engagement. This position requires a hands-on, service-oriented professional with strong leadership, operational expertise, and experience managing luxury residential communities.

Responsibilities
  • Oversee daily condominium operations to ensure the property meets luxury standards
  • Manage preventive maintenance programs and coordinate repairs for common areas and major building systems (HVAC, elevators, life safety systems, etc.)
  • Conduct regular property inspections and ensure timely issue resolution
  • Manage vendor contracts, service agreements, and performance standards
  • Ensure compliance with local, state, and federal regulations, including DC housing and safety codes
  • Prepare and manage the annual operating budget in collaboration with the Board
  • Monitor expenses, approve invoices, and ensure adherence to budget guidelines
  • Assist with reserve planning and capital improvement projects
  • Prepare monthly financial reports and variance analyses for Board review
  • Support assessments, collections, and coordination with accounting teams
  • Serve as the primary point of contact for the Board of Directors
  • Attend Board and annual meetings; prepare agendas, reports, and meeting materials
  • Implement Board policies, resolutions, and governing documents
  • Advise the Board on best practices, risk management, and operational improvements
  • Deliver high-touch, professional service to residents and unit owners
  • Respond promptly to resident inquiries, requests, and concerns
  • Enforce community rules and regulations consistently and diplomatically
  • Oversee move-ins, move-outs, orientations, and building communications
  • Supervise on-site staff (concierge, maintenance, porters, etc.), as applicable
  • Recruit, train, schedule, and evaluate staff performance
  • Coordinate emergency response procedures and after-hours coverage
  • Maintain strong working relationships with contractors and service providers
