SUMMARY OF DUTIES

Manages the mechanical functions for the site and duties of employees inspecting, checking, troubleshooting and repairing mechanical equipment in order to maintain high levels of productive and safe equipment performance.

ESSENTIAL FUNCTIONS PERFORMED

1. Monitors and troubleshoots mechanical equipment functions and creates duties for inspecting, checking, troubleshooting, and repairing mechanical equipment in order to maintain high levels of productive and safe equipment performance. Mentors maintenance on troubleshooting equipment.

2. Monitors/responds to message alerts from BAS on alerts and warning for all mechanical systems.

3. Subject matter expert to provide guidance with building construction projects by communicating the needs and requirements of facility and production related mechanical systems.

4. Coordinates large mechanical projects to include engineering, mechanical contractors, production, safety, security and budget requirements.

5. Creates solutions and manages projects with production engineering for facility related utility connections including CDA (Compressed Dry Air), process water, ventilation and other special requirements for new equipment additions/changes.

6. Coordinates with and supports production engineering and maintenance on resolving problems with selection and design of facility related systems supporting production equipment.

7. Creates schedules and timelines for shutdowns required for projects while assisting and providing plans to keep production up while performing projects if need.

8. Plans mechanical projects from designing purpose-built cleanrooms for production needs, energy saving improvements, BAS (Building Automated System) upgrades to large equipment upgrades/replacements.

9. Consults with office remodels/additions design for HVAC needs and project manages HVAC work and budgeting.

10. Attends meetings and contributes to auditing needs of clean room testing results, clean room environmental reporting and maintenance records of product impacting equipment.

11. Plans for budget needs for maintenance and capital improvement projects.

12. Creates, monitors and implements PM's for mechanical systems and ensures they are being completed as required and as scheduled; reviews all maintenance and repairs.

13. Creates clean room temperature and humidity reports as needed for various departments including quality group, customer auditors and governing body agencies

14. Conducts monitoring of facility systems such as chillers, boilers, compressed air systems and quality, clean room air handlers, cooling towers, water systems, data center air conditioning equipment, snow melts systems and all other support areas.

15. Manages department personnel by interviewing, hiring, training, evaluating job performance, disciplining, scheduling work, and other related responsibilities.

16. Partner with Health and Safety to ensure facility safety standards are met.

17. Performs other duties and tasks as required.

SUMMARY OF MINIMUM QUALIFICATIONS

* Education and/or experience equivalent to a Bachelor's Degree in Facilities Engineering, Mechanical Engineering or related field.

* A minimum of eight years of HVAC experience, with three of those years in a leadership role.

* A thorough knowledge of OSHA and EPA guidelines.

* Considerable independent judgment is used to make decisions in carrying out assignments that have significant impact on services.

* Experience in building operations control systems.

* Excellent attention to detail.

* Ability to work under strict time constraints and meet deadlines in a timely manner.

* Ability to follow through on details and complete tasks with a minimum amount of direct supervision.

* Good organizational and written/verbal communication skills.

* Demonstrated computer skills preferably spreadsheets, word processing, database and other applicable software programs.

* Ability to work effectively with others.

* Ability to travel 10% of work schedule.
