To provide leadership in maintaining a clean, safe, and comfortable environment for the residents. Must have a working knowledge of all building systems and related code requirements, including fire protection and security, structural, HVAC, electrical, and plumbing. The Regional Director of Maintenance will assist outside vendors working on building and/or equipment issues related to capital projects/asset management, insurance claims/emergency response, and all other support needs as required. Will work with various agencies regarding codes and inspections.

Qualifications:

  • Four years education and/or experience in maintenance, preferably residential property management.
  • Possesses a solid understanding of systems such as HVAC, plumbing, electrical mechanical, and code compliance.
  • Possesses a basic understanding of safety and fire codes.
  • Ability to motivate oneself and work independently
  • Organizational skills
  • Maintains confidentiality
  • Able to read, write, spell, do basic math, speak and understand English..
  • Experience using TELS for work orders, preventative maintenance and asset management

Job Responsibilities and Duties:

  • Works in tandem with the VP of Asset Management to ensure the proper operation and compliance for all buildings and equipment
  • Provide clear and consistent direction to maintenance staff by communicating corporate policy and procedure
  • Work with VP of Asset Management and site maintenance staff to establish and enforce best practices
  • Provide annual training of all systems for maintenance staff
  • Assist in overseeing Preventative Maintenance program and reviewing score cards, providing training and support as required
  • Assists in Project Management of large capital projects
  • Assists in preparing, reviewing, evaluating and budgeting capital planning as Necessary
  • Oversees the TELS and Real Page property Management systems and processes
  • On site response for emergencies and insurance claims (fire, flood, storm, and the like)
  • Supervises Roving Maintenance staff and float maintenance staff, schedule as necessary
  • Track annual/bi-annual inspections

Physical Requirements (based on essential responsibilities)

  • Move, push, pull and/or lift objects weighing up to 50 pounds.
  • Use hands and arms for simple grasping, pushing and pulling to sweep, mop, use containers of cleaning solution/chemicals, etc.
  • Perform tasks requiring actions of muscles or groups of muscles to walk, stoop, bend, lift, and to carry objects
  • Walk and/or stand for prolonged periods of time
  • Speak clearly and make self understood in face-to-face interactions
  • See objects closely to read directions, instructions, chemical warnings, etc.
  • Hear normal sounds and voices with some background noise to receive verbal instructions, answer telephones, communicate with others, etc.
  • Climb ladders, to work in warm areas, operate drills, sanders, saws, snow blowers, tractors and other mechanical equipment on a daily basis.

Working Hours: Shifts are generally assigned daytime hours but the employee must have the ability to work various shifts, weekends, holidays, evenings and/or overnights.
