Commercial Real Estate Leasing/Property Manager

Location: On-Site - Lewisville, TX

Salary: $75,000 - $85,000 DOE (Plus a 10% ICP Bonus)

The Real Estate Leasing/Property Manager oversees property leasing, negotiates lease agreements, and ensures tenant/operations satisfaction. Responsibilities include screening zoning and spaces in collaboration with operations leadership and managing lease documentation. Strong communication and negotiation skills are essential for maintaining positive landlord-tenant relationships. Additionally, the manager may handle internal customer data exchanges that support insurance and lease accounting requirements, while staying updated on local property market trends to inform strategic leasing decisions.

Responsibilities:

  • Property Management: Interact with property management & Lessor relationships including but not limited to scheduled and preventative maintenance, repairs, and property management/Lessor relations.
  • Vendor Management: Coordinate with vendors, contractors, and service providers to maintain and improve property conditions, overseeing contracts, performance, and payments.
  • Space Planning and Utilization: Escalate and collaborate with internal teams to assess space needs, plan office layouts, and optimize space utilization to support GMR's business objectives.
  • Market Analysis: Conduct thorough market research to determine competitive rental rates and develop pricing strategies for properties.
  • Lessor/Tenant Relations: Build and maintain positive relationships with operations, addressing inquiries, concerns, and facilitating conflict resolution.
  • Lease Administration: Oversee the preparation and administration of lease agreements, ensuring compliance with legal and regulatory requirements.
  • Financial Analysis: Evaluate lease proposals and financial feasibility, considering factors such as rental rates, tenant improvements, and overall investment returns.
  • Documentation Management: Maintain accurate and organized documentation related to leases, tenant communications, and property records.
  • Property Inspections: Coordinate property inspections and walkthroughs with prospective local operations and lessors, addressing any concerns and ensuring property readiness or turnover acceptability.
  • Legal Compliance: Stay informed about and ensure compliance with local, state, and federal laws and regulations related to leasing and property management.
  • Reporting: Generate regular reports on leasing activities, vacancy rates, and financial performance for management review.
  • Team Collaboration: Collaborate with property management, maintenance, and operations teams to ensure a cohesive approach to leasing operations.
  • Problem Resolution: Address and resolve lessor and operations issues, maintenance concerns, and other operational challenges promptly and effectively.
  • Training and Development: Provide guidance and training to leasing staff, fostering a high-performing and customer-focused team.

Qualifications:

  • Associate Degree in related field preferred. Minimum two (2) years' real estate and/or legal experience required.
  • In-depth understanding of local and regional real estate market trends and dynamics.
  • Knowledge of leasing laws, regulations, and compliance requirements.
  • Advanced negotiation skills to secure favorable lease terms and agreements.
  • Financial analysis skills to assess lease proposals, evaluate rental rates, and project financial outcomes.
